How does Guideline Search work?

Guideline Search ships in two surfaces. The free public version at /tools/guideline-search runs semantic search over the published Fannie Mae, Freddie Mac, FHA/HUD, USDA, and VA guidelines and returns the most relevant agency excerpts verbatim, with section citations. The VA corpus is 38 CFR Part 36 (the federal regulation governing VA loan guaranty), the active VA Loan Guaranty Circulars, and the VA Lender's Handbook (Pamphlet 26-7) ingested directly from VA's KnowVA portal. When the regulation, a Circular, and the Handbook differ on the same topic, the regulation controls and the Handbook gives the operational walk-through; the Circulars carry interim policy changes between Handbook revisions. No AI summary is generated on the public surface; you read the source passages and decide. The signed-in Pro version runs the same retrieval and additionally has GPT-4o produce a cited answer tuned to your question. AI summaries are labeled as AI-generated content, and you should always verify against the original guidelines before making decisions.
